Terms of Stay

• Your stay is a license for transient lodging, not a lease or tenancy.
• The home is licensed by the City of Atlanta as a short-term rental, License No. pending.
• Booking guest must be 25 or older and present for the duration of the stay.
• Maximum occupancy: 16 registered guests; overnight visitors require prior written approval.

• 50% deposit at booking; balance due 30 days before check-in.
• Bookings inside 30 days: 100% due at booking.
• All lodging taxes (Georgia sales tax, City of Atlanta hotel-motel tax, and the Georgia state hotel-motel fee) are itemized on your invoice.
• Late checkout past 11:00 AM by approval only (fee disclosed in your quote), through 6:00 PM.

Collected as specified at booking; returned with an itemized statement within 14 days of checkout, less any documented deductions.

Guests agree to the House Rules, to leave the home in ready-to-rent condition, and to responsibility for their party's conduct. Damage, excessive cleaning, or rule violations may be deducted from the security deposit.

The agreement includes assumption-of-risk, release, indemnification, and limitation-of-liability provisions, and notes that the host's insurance does not cover guest property or liability. Guests are encouraged to carry travel or renter's insurance. Read these sections of the agreement carefully.

Georgia law governs. Disputes go first to good-faith mediation in Fulton County; venue for any action is the state or federal courts of Fulton County, Georgia.
